Stinson LLP Of Counsel Kurt Gleeson is featured in a Multi-Housing News article, "Medical Care Is the Latest Wellness Amenity," opining on the rising trend of incorporating concierge medical facilities into multi-family communities to draw in health-conscious residents.

Gleeson emphasizes the importance of legal considerations and advises developers and operators to inform residents in writing that any discounted medical services offered within a community for residents' use are for convenience and the developer and operator are not acting as a medical provider. Otherwise, "the discount offer may subject the developer or operator to claims for the unlicensed practice of medicine and/or malpractice claims arising from the medical services provided," Gleeson says.

He recommends weighing the pros and cons of adding concierge health services to residential communities and to seek advice before proceeding with the project. "Consult with an attorney experienced in multifamily development issues and an insurance professional to identify any potential liability, and develop a risk mitigation plan for each amenity," he says.

Gleeson is a transactional real estate and land use attorney. He has extensive experience handling the purchase and sale of commercial, office, industrial, mixed-use and residential real estate and navigating complex governmental and municipal permitting issues. Gleeson also has experience representing clients in leasing transactions and the financing of real estate, including acquisition, construction and permanent financing.
